  • Operating or pre-leased asset with creditworthy tenants — preferably Grade-A CRE, logistics, retail or industrial
  • Verifiable financials, rent rolls, and lease documents in standard formats

  • Realistic exit pathway — strategic sale, REIT roll-up, or refinance
