What qualifies as good supply
- Clear, unencumbered title with completed mutation and stamp duty
- Operating or pre-leased asset with creditworthy tenants — preferably Grade-A CRE, logistics, retail or industrial
- Verifiable financials, rent rolls, and lease documents in standard formats
- Sponsor track record and skin-in-the-game commitment
- Realistic exit pathway — strategic sale, REIT roll-up, or refinance
